Davis Court Move-In Checklist
Thank you for choosing Madbury Properties for the 2022-2023 school year!
Leases Start June 12, 2022. This is the date that your unit will be available for occupancy. We unfortunately cannot allow and will not approve of any early move-in dates. We operate within a limited time frame to prepare a large number of units, working with our in-house team and third-party vendors day and night to ensure they meet our rigorous standards for move in. This does not allow for flexibility of move-in dates.

Your Tenant Web Access Portal (Resident Portal) will be used to make your Monthly Rent Payments, Review All Leasing Documents, and Enter Maintenance Requests. Log into your Resident Portal to make sure your account balance reflects $0.00 and become comfortable navigating this software.
Some charges you may see on your Resident Portal are:
- Application Fee
- Security Deposit
- June Rent (Due on June 1st)

If you are a renewing tenant, please be sure to switch your lease term while logged into your resident portal to the future dates.
At Davis Court each home contains historic, charming detail, like hardwood floors and decorative fireplaces, with the up-to-date kitchens and baths. It is your responsibility to have the electric utilities set up in your name by 6/12/2022. Please contact Eversource Energy at 1-800-662-7764 and transfer the electric service to one of the 2022-2023 Resident’s names. You will receive the bill in your mailbox and are responsible for paying Eversource each month.
Cable and Internet is included in your rent. Please contact Comcast at 1-800-934-6489 to activate an account under your name. Mention that this is for a ”bulk account” and inform them that the account number is 8773201350161685. You are responsible for picking up equipment from a Comcast location. For an additional fee you can schedule a time for a tech to install equipment. All billing and installation will be through Comcast directly.
On the Lease Start Date June 12, 2022 we will have tables set up at our Davis Court property for residents to pick up their keys and move-in packets. Please note if you have an unpaid balance or outstanding leasing documents needing signature you will not be able to acquire your keys until the outstanding items are completed. Our staff will be busy assisting move-ins on our lease start date so please be sure to address any outstanding documents or payments prior to move-in.
For Residents of Davis Court planning to move-in after the lease start date you can pick up keys at the Madbury Properties Leasing Office, (located at Madbury Commons South Tower) 17 Madbury Road Suite 120 during our posted business hours. If you have not already paid your first month’s rent, be sure to bring payment in the form of a check to pick up your keys.
Upon moving into your new apartment please complete the Move-In Inspection located at the bottom of this page. Click the menu tab “Move-In Inspection”, or scroll down to access this form.
The first resident to arrive will be required to complete a move-in inspection. The move-in inspection must be submitted within 5 days of the first resident moving in. Completing this inspection will ensure that you are not charged for pre-existing issues at move-out. If you fail to complete and submit this inspection form, you will be accepting the unit as-is and will be responsible for any damages or defects.
